THE OPPORTUNITY | HR&A’s Knowledge Economy Practice is rapidly growing its embedded management work, which involves assisting innovation districts and knowledge communities by offering strategic guidance and bolstering staff capacity through operations, analytical, and implementation support. This position will primarily support real estate development advisory and day-to-day operations for one of the most significant, non-profit led, real estate projects in the Southeast. This transformative project includes over $100 million in investments and will connect higher education and industry through a variety of public-private partnerships leading to the development of office, lab, civic and other mixed-use elements. Knowledge of the Atlanta market and prior real estate development experience is strongly preferred.

THE PRACTICE | HR&A’s Knowledge Economy Practice brings over 45 years of cumulative direct experience leading universities and innovation districts, a body of work that gives us invaluable insights into the development and operations of innovation ecosystems. The Knowledge Economy Practice creates and implements strategies that respond to current trends in innovation, economic development, real estate strategies and

financing structures, and enhances operations to expand the research enterprise and industry relations for our clients.

THE ROLE | HR&A’s Knowledge Economy Practice is seeking a Senior Analyst to assist in providing embedded management services to our clients, with a focus on providing real estate development advisory and overseeing day-to-day operations for a project in the Atlanta region. This role will be based in our Atlanta office. The Senior Analyst will work closely with Partners, Principals, Directors, and Analytic staff in the Knowledge Economy Practice across all HR&A’s offices.

Senior Analysts are mid-level professionals with 4-6 years of professional experience and own the substance of our client work products. Day-to-day tasks range from project to project and often include:

· preparation of real estate pro formas for a range of uses, public-private structures, and land valuation

· demographic, economic, and market analysis

· case study research

· non-profit governance and board management

· econometric modeling

· community and stakeholder engagement

· project coordination with consultant teams, and

· collaboration with external partners

Senior Analysts also help prepare written reports, presentations in PowerPoint, and Excel models for clients, engage with internal and external partners and clients directly to move forward collaborative work streams. They also often play a managerial role, directing Research Analysts and Analysts on task assignments and even providing training.

EXPERIENCE REQUIRED | Successful candidates will bring strong analytical, project management, and relationship management capabilities aligned with the roles and responsibilities described above, including:

· Bachelor’s Degree in Real Estate, Construction Management, Finance, Planning or another related field.

· Master’s in Real Estate Development (MRED), Business Administration (MBA), Construction/Project Management, or Planning is a plus.

· 4-5 years of experience in Real Estate Development or Construction Management, preferably within the Atlanta region.

· Experience or interest in real estate development and economic development practices, including knowledge of general real estate principles and financial modeling, incentives, industry analysis, supply and demand economics and other demand drivers.

· Experience synthesizing data and crafting a compelling narrative.

· Experience presenting to internal senior leadership and external clients.

· Demonstrated capacity for leadership.

· Demonstrated critical thinking skills and ability to be creative and think on the spot.

COMPENSATION | The annual salary range for this position is $101,000 to $114,500 plus opportunity for year-end bonus. Where an offer falls inside the pay range is dependent on experience. We offer competitive compensation packages, based on qualifications and experience.
