On behalf of the Anacostia Waterfront Corporation (AWC) HR&A worked on the planning and development of the South Capitol Street waterfront district. HR&A served as real estate and public policy advisors to the AWC, which included managing and coordinating a master plan for a new mixed-use waterfront district on the banks of the Anacostia. The firm prepared a feasibility analysis for private development and supported the AWC in negotiating agreements with developers while simultaneously guiding the master plan through approvals. As part of this process, HR&A assisted AWC in the creation of a public finance strategy to support the completion of the stadium and provide public open space and infrastructure improvements for the emerging mixed-use developments. As a result of these efforts, the new Nationals Ballpark was completed on schedule in April 2008 and construction is currently underway on several mixed-use projects that are rapidly transforming this once neglected riverfront.
